2. Concept Design
Freehand or computer designs of layout and appearance
- 3d renders and models for your review of the design
- Prepare and submit Planning approval (PIM application)
3. Developed Design
- Detailed floor plans and elevations
- Preliminary sections of your home
- Engage specialist consultants as required (structural engineer, and other services)
- Initiate preliminary pricing of the build
4. Detailed Documentation
- Prepare comprehensive architectural drawings and specifications of your home for building consent and tendering (if required)
- Coordinate consultant documentation
- Design bathroom layouts, fixed joinery and selections (if required)
- Interior design (if required)
5. Procurement
- Tender the project to select your builder – we have a great system for this in place
- Assist with the contracts and programming (if required)
- This is an elective option for you
6. Contract Administration / Site Observation
- Deal with any details required due to building consent requirements / changes
- Confirm builders prices and check variations ahead of agreeing payments
- Check on construction progress, and confirm payment claims are correct
- Review for practical completion, and check for construction defects / issue notices
